The owners of an 84.37-acre property near the border of Ocala and Belleview are hoping county officials will approve their request to rezone the site in order to build 337 residential units.
The rezoning request will come before the Marion County Board of County Commissioners during its regular meeting on Tuesday morning.
Last month, the board agreed to allow the applicant, Ocala 85, LLC, a chance to “consider design specifications compatible with the neighboring properties,” according to county records.
The application to rezone the property from single-family dwelling to planned unit development was filed by Gerald J. Pionessa with JMJ Group LLC, on behalf of Ocala 85 LLC.
According to county records, the new community will be named “Belleview 85” and is located along SE 92nd Loop/Belleview Bypass, just east of Baseline Road.
The project will consist of 337 total homes on 40 and 50-foot lots. The developer, Blue River Development, LLC, has developed “many similarly sized communities in the past and has several under construction currently,” according to county records.
The developer has plans to construct a 1,900-square-foot clubhouse with a community barbecue and outdoor kitchen, a pool, and a sport/play field and open outdoor gathering space at the community.
The Marion County Board of County Commissioners meets on the first and third Tuesday of every month at 9 a.m. in the McPherson Governmental Campus (601 SE 25th Avenue, Ocala).
