A nearly two acre site in Belleview with a Wawa gas station was just sold to an investment group for over $3.7 million.
The 1.97-acre property at 5726 SE Abshier Boulevard was sold by SCI Georgia Funeral Services, LLC, for $3,725,000 to Brown Capital LLLP on Thursday, January 23.
According to state corporate records, Brown Capital LLLP is a capital management group based in Kentucky. Service Corporation International (SCI) Georgia Funeral Services, LLC, is a funeral and cremation company based in Georgia. The company bills itself as the leading provider of funeral, cremation, and cemetery services in North America.
A deed filed with the Marion County Clerk of Courts shows that SCI Georgia Funeral Services, LLC, purchased the property from BW 27 441 LLC in June 2020 for $3,960,000.
An online real estate listing states that Wawa signed a 20-year lease on the property that began in May 2019.
The lease features an 8% rent increase every 5 years throughout the primary term, and between each of the six, five-year renewal options.
The Wawa at the site features a 6,025-square-foot convenience store and 16 fueling stations.
Wawa opened a series of locations in Marion County beginning in 2019. Currently, there are eight Wawa locations in Marion County, with seven situated in Ocala. That includes the newest location on SW Hwy 484, which opened in 2024.
